If there is a fee for owners who choose to rent there should be different fee for one bedroom and two bedroom units . Owners of two bedroom, obviously, can get more rent than a one bedroom

Additionally, first glance at the proposed tier/licensing structure, here’s a few random comments which I welcome to be challenged,rebutted & corrected.
Reducing STR will drive down values at Snowater as ability to rent part of the intristic value, along with other freedoms purchasers assume. Losing this option will drive up revenue in other subdivision/condos due to increased demand.
• Income from these guests will vanish from Snowater& go where they are welcome.
• Tier increments encourage maxing your categories, for example,our existing RUA is paying for exact amounts of rentals as they occur. Under proposed system,say that number is 100 days, you’re paying same fees as someone renting 300+ days.
The higher volume landlords make out better. Therefore you’d probably want to rent more than before to cover that costs. This counters intent of the proposal.
• If you’re renting heavily, under new tier system, your fees to condo association are going to be considerably lower. Therefore incentive to rent more days than you might already.
• Doesn’t really drive down peak usage since historically popular times for rentals remain the same, license allotments will be fulfilled on these times as existing practice. Financial logic dictates STR could be more intensive as owners will have increased incentive to rent more days in their category i.e. fees to rent 42 days are same as 99 days, 101 days same as 364 days.
• The predictability argument lacks validity because all we might learn from replacing the RUF is what the upper limits could be, which due to aforementioned reasons might be reached sooner & more often.
• Isn’t obtaining a mortgage and insurance coverage for owners units a private matter for individual owners?
If insurance for common areas increases due to STR, isn’t that one of the purposes of the RUF’S?
In the bigger community picture STR don’t hurt existing B&B’s, Lodges etc, vacancies are low and space is limited. I’m from a very small town which becomes a tourist town in the summer. I’ve seen first hand what the new paradigm of STR can do to damage the ” feel” of a community physically and spirituality. I like to know my neighbors and be there for them and visa- versa. These comments might appear more pro- STR than opposed but they are meant to be reflections on whatever process is developed to address this matter. -
